NOTICE OF SHERIFF’S SALE
PUBLIC NOTICE IS HEREBY GIVEN that the following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, on the 18th day of August, 2022, at 1:00 PM (MT), of said day, in the rotunda of the Bonneville County Courthouse, located at 605 N Capital Ave, Idaho Falls, Idaho, for the
purpose of foreclosing a Deed of Trust as described in the Judgment and Order of Foreclosure entered in this case:
THE EAST 65 FEET OF LOT 31 AND THE WEST 5 FEET OF LOT 32, BLOCK 6, JENNIE LEE ADDITION, DIVISION NO. 9, TO THE CITY OF IDAHO FALLS, BONNEVILLE COUNTY, IDAHO, ACCORDING TO THE OFFICIAL PLAT RECORDED FEBRUARY 11, 1965 AS RECORDER’S NUMBER 344326.
Which may commonly be known as: 1171 E 25th St, Idaho Falls, ID 83404.
This is done under and by virtue of a Writ of Execution issued out of the District Court for the Seventh Judicial District of the State of Idaho, in and for the County of Bonneville, Case No. CV10-20-1334, upon the 24th day of January, 2022. Wherein Deutsche Bank National Trust Company, As Indenture Trustee, On Behalf Of The Holders Of The Terwin Mortgage Trust 2006- 8, Asset-backed Securities, Series 2006-8 obtained a Judgment, Order of Sale, and Decree of Foreclosure for the amount of the obligation secured by the real property in the sum of sixty-four thousand nine hundred sixty-seven and 92/100 dollars ($64,967.92), plus interest, and that all of the named Defendants shall be barred and foreclosed from all right, title, and interest in and to the below described property;
The successful bidder, which will bid on its credit, must be prepared to pay the entire amount of its bid, in certified funds, at the time of sale. Payment may be made only in the form of a cashier’s check drawn on a federally insured state or national bank or a check drawn by a federally insured credit union, savings and loan association, or savings bank.
The time period for redemption of the property is six (6) months from the date of sale herein in accordance with Idaho Code §11-401 et seq. The Sheriff, by a Certificate of Sale, will transfer right, title and interest of the judgment debtor in and to the property at the time the execution or attachment was levied. The Sheriff will also give possession but does not guarantee clear title nor continue possessory right to the purchaser. The sheriff sells all property “as is”, “whereas”, and without any guarantee or warranty whatsoever.
All bidders must register with the Sheriff prior to the start of the sale and must have in their possession sufficient cash or a letter from their bank or financial institution guarantying the availability of funds. Payment by cash or certified funds is due by 3 p.m. on the day of the sale.
